

10 Steps of Selling a Home
1. Initial meeting and walk through of home: I will meet with you to discuss in general what we at Covenant Realty will do to sell your home and do an initial walk through of the home to get to know you and the home better to determine the true market value.
2. 2nd meeting to discuss market price options, comprehensive individualized marketing plan, statistics overview and walk through with home stager.
3. Sign contracts and schedule home staging, photography, hang lockbox.
4. List home on MLS, share on every possible home search site, and schedule open houses.
5. Allow showings: You will be able to accept or decline showings as the requests come in. The requests are made via text message. Do not feel bad about declining a showing if the timing doesn’t work for you, if they are serious about looking at your home, they will reschedule. Each appointment is an hour long.
6. Once an offer has been accepted, the buyer is allowed to have their home inspection. During this time you will need to leave the home.
7. After the home inspection is complete and negotiations are finalized, the buyers’ lender will order an appraisal to ensure the value of the home. During this time you will need to be away from the home.
8. Once the appraisal is complete, it’s a waiting period. The buyer is in the underwriting phase of getting fully approved for their home mortgage.
9. During this time you should start packing and making arrangements for moving out. You will need to be moved out of the home prior to closing unless a later move out date is negotiated. Also, contact your utility companies and service providers notifying them that you will be moving from this address and into a new one.
10. Closing Day: You will need to come to closing with house keys, garage openers, any helpful information, and an ID.
